Openland Communities is a Real Estate Investment Company focused on land acquisition opportunities with residential development potential in States and Counties that promote and prioritize Open Space Conservation. OpenLand Communities aim is to Acquire, Design and Entitle projects in a manner that maximizes yield while also providing sustainable, connected and accessible open spaces, for the peaceful enjoyment of residents and guests.

35+ Years of Experience

In 2023, David Hansen and Rafi Mizrahi co-founded OpenLand Communities with the unique focus of creating Land Development opportunities that promote vibrant, natural and accessible community spaces. Drawing on more than 35 years of diverse expertise in land planning, engineering, development, fund raising, and management of large real estate projects, they seek to provide innovative solutions to the constantly evolving housing market challenge.

Our Acquisition Process

We seek land and properties  with residential development potential meeting our specific criteria: access and availability of Public Water and Sewer, adequate road frontage or access, proximity to services. We work with agents, wholesalers, and direct sellers; in addition to  real estate databases, local listings, and networking to identify suitable options.

Prior to Contracting we conduct cursory analysis of the property checking existing Zoning, Existing and  Future Land Use, Overlay z districts, and the general development patterns in the area. We review Available GIS information to determine access and availability of Public Water and Sewer, major ecological or physical constraints, and to assure adequate frontage or access. If a property Metes or exceeds our minimum thresholds, we proceed to contract.

When entering into contracts with sellers, our approach is centered on openness, honesty, equity and mutual benefit. We extend reasonable offers, that attempt to align with the market and the Sellers expectations while securing terms necessary to support successful outcomes. We prioritize transparent transactions and our commitment is to equitable dealings. While experience may set us apart, ensuring a positive and respectful negotiation process is paramount.

During the 90-120 day study period, we leverage our extensive experience to conduct a thorough analysis. We assess factors such as zoning, environmental impact, and infrastructure compatibility while aligning with builders who are interested in the project’s potential product. If we decide not to proceed, the sellers will receive our study findings, ensuring transparency and respect for their time and effort. Our approach focuses on informed decisions and respectful communication throughout the process.

David Hansen

Has an innate affinity for all things land, code, and ordinance.

Having been a land development engineer, land planner and land developer for 35 years. Instrumental, over the years, in the creation of well over 10,000 single family and multifamily units as well 500,000 SQFT of Commercial Uses in multiple markets in the Middle Atlantic and the Southeast.
David expertise lies in quickly and efficiently assessing land and its potential for development without the need of an outside Consultants. and expertly overseeing projects from acquisition to design initiation, through construction, and bond release.   

 

David lives in the Northeast Florida with his wife Stephanie, they enjoy all things outdoors; including rooftop dinning.

Rafael Mizrahi

Has a burning passion to create and complete deals that work for everyone.

Rafael has been a Real Estate Investor, Entrepreneur, and a Coach for over 15 years. In that time he completed more than 300 Single-Family transactions coupled with 7 large Multi-Family projects in Southeastern US markets. The Multi-Family properties exceeded 1,000 units, generating over $100MM in value and $30MM Equity. Rafael’s true expertise lies in dealing with Brokers and Sellers structuring opportunities that work for both them and for his Investors. He takes great pride in managing the Assets of the projects to insure they not only cross the finish line but that they also meet projections. “Rafi”, refusing to rest on his laurels, is also a decade long Real Estate Coach, mentoring a community of 20,000+ investors he built to support one another under the mantra “Together We Are Better”.

Rafael lives in Israel with his wife and sons. They love short trips around the world seeking to create life-long memories.

Rafael Mizrahi

Has a deep passion to make deals happen that work for everyone. 

Have been a Real Estate Investor, Entrepreneur, and a Coach for 15 years.
Overall, He made 300
Single-Family deals and 7 large Multi-Family projects in the Southeast market, Total 1,000 units worth $100M and $30M in Equity. Rafael Expertise lies in working with Brokers and Sellers to structure deals that works for them and for his Investors. And Asset Managing the projects to the finish line to meet projections. Been a Real Estate Coach for more than decade he built a community of more the 20,000 investors that helps each under the value of “Together We Are Better”.

Rafael lives in Israel and likes to travel to short trips over the world to create memories with his family.
